Watermarke Apartments are located in southwest Fort Worth. Nestled around a small lake, this three story complex was updated with all new roofs on the exterior. Other improvements included a full carpentry and paint scope, chimney cap replacement, concrete repair and parking lot restriping, signage, site wide HVAC replacement, pool deck improvement, outdoor grill, fitness center enhancement and community center enhancement.

The Challenges

Permit protocol varies from market to market so it is important to be familiar with local processes to be able to navigate each municipality. Effectively communicating and coordinating with the city, property ownership and local inspectors on the roofing and HVAC work was crucial in the implementation of the project.

Briarwest Apartments is a B-class asset located in west Houston near Westheimer and Highway 6. The business plan required full residing and paint of the property along with 48 new roofs. In addition, the pool amenity was updated to include a 10,000 square foot deck and the clubhouse and fitness center were reimagined. The office interior renovation included relocation of infrastructure, removal of walls, new restrooms, paint, wall coverings, tile and carpeting.

The Challenges

With Briarwest as large as it was, communication with the onsite staff was critical. During the siding and roofing, careful consideration was made to keep residents apprised of the ongoing work utilizing schedules and weekly updates. Our goal is to execute the job swiftly and efficiently with the smallest impact to the everyday routine of the site.

Envue Apartments

Envue is located in Bryan, Texas, a short drive north from Houston. Upon acquisition, the asset was rebranded and painted with a new color scheme. Exterior repairs included the replacement of all roofs and gutters on site as well as carpentry and paint, drainage improvements, landscaping and amenity enhancement. The existing tennis court was repurposed into a multiuse park with outdoor kitchen, dog park, bocce ball pit, horseshoe pit and great lawn. Additionally, the pool was resurfaced and an entertainment pergola was built.

The interior office renovation included removal of walls, raising of the ceiling, relocation of infrastructure, changing of floor elevation, fireplace removal, lighting installation, paint and flooring.

The Challenges

The interior office renovation called for an open mind and new ideas. With the close quarters and cramped layout of the previous administrative center, it was essential to gut the rooms and redraw the layout. Walls were knocked down, offices were moved and doorways were closed up or repurposed. The ceiling was raised in the leasing center to provide a spacious feel and the clubroom was relocated to overlook the rehabilitated pool amenity. In the end, a relaxing, wide open space spanning from edge wall to edge wall was created for the residents.

Sausalito Apartments

Sausalito was part of a dual-asset job which included its sister-property, Sundance. Because both assets are located on the same street, they were completed in tandem. Exterior renovation included carpentry, paint, welding, concrete and drainage. The interior office renovation included the demolition and relocation of walls and infrastructure, installation of lighting, new cabinets with countertops, flooring and paint. Additionally, Sausalito saw the construction of a state of the art fitness center with 24 hour resident access and a rehabilitation of the swimming pool amenity.

The Challenges

Effectively communicating the timeline and needs with the site management staff was crucial to the success of the project. Since there was only one manager between Sundance and Sausalito, maintaining a schedule was important to keep the job on track.
